Small Apartment Kitchen renovation

1.Apartment onsite Meeting and Photos

Before commencing any renovation we like to meet with the property onsite to discuss the goals of the renovation and answer any questions that the owner may have. We also like to discuss the renovation process and desired completion date. At this time, we may also have professional ‘before’ photos and/or videos of the property taken for a reference point and our own marketing purposes.

Before Photos

Delivery of a successful project always depends on pre-planning and some design thinking. Our designer worked within the owner to provide some complimentary sketches which enabled the owner visualise what the end product would look with the competing constraints of practicality, style preferences and financial realities.

3. Demolition and Disposal

The scope of completed works were as follows:

  • Remove and dispose of built in wooden robes, mirror vanitys, kitchen cabinetry and flooring in kitchen, lounge and bedroom (bathroom floor tiles remain)
  • Patch all fixing and picture hooks
  • Remove all waste and debris, hire skip bins as required

 

4. Timber Laminiate Flooring

The scope of completed works were as follows:

  • Make good floor slab and repair any uneven patches of residual adhesive
  • Isolate power to the apartment and remove GPO switch fronts
  • Remove lengths of skirting as required to access flooring set out
  • Set layout of flooring long edge layed north south towards the sliding doors
  • Complete timber laminate flooring set out and trim to fit
  • Re set skirting and lock in flooring
  • Re set skirting mounted GPO switch plates

 

.5 Kitchen Cabinetry

The scope of completed works were as follows:

  • Remove and dispose of the sink, waste and tap ware
  • Cut and seal hot and cold supplies
  • Remove and dispose of existing splash back tiling
  • Chase hot and cold plumbing back into wall (hanging loose in joinery currently) and set tap height
  • Supply and install Chocanilla kitchen cabinets including under cabinets and overhead cabinets. HMR (High Moisture Resistance) Carcass – Melamine Covered Doors & Laminate Top.
  • Drawers, shelving, doors, hinges and handles

*Tip: with old apartments like this, be sure there are no gaps left in and under the cupboards & pipes and check everything is sealed properly to prevent pest infestations.

6. Engineered Stone Kitchen Bench Top

As the apartment was to be rented out, and the owners had had a bad previous experience with laminate bench tops, they requested the optional budget engineered stone option that we provided. The scope of completed works was as follows:

  • Supply and install a 40mm double edge stone in ‘Black Star’ colour. Two lengths, 1240mm and 1050mm.
  • Top Cut to over stainless steel single bowl sink

7. Splash Back Tiling

The scope of completed works was as follows:

  • Supply and install new 120mm x 120mm gloss white tiling with white grout
  • Splash back approx 3m2 / 5m lineal

8. Plumbing and Electrical

The scope of completed works was as follows:

  • Supply kitchen sink (single bowl – top cut) and mixer tap
  • Connect kitchen sink, mixer tap and waste
  • Isolate power and disconnect GPO switch plates in skirting and kitchen splash back
  • Re instate GPO switch plates upon completion of flooring and kitchen
  • Replace old GPO switch plate to modern look double GPO switch plate
  • Oven flexi hose gas conversion. Cut and seal fixed gas line to oven
  • Supply and install new 600mm flexi hose to oven

9. Painting

The scope of completed works was as follows:

  • Plaster patch repair all walls and clean
  • Supply and paint the entire apartment ceilings
  • Supply and paint kitchen, bathroom, bedroom and lounge walls. All internal paint colour is white.
  • Paint 4 x internal doors in gloss white
  • Paint 2 x external door in colour to match exterior as close as possible
  • Skirting to be cleaned and remain bare wood
